Your Offer Was Accepted… Now What? 7 Steps Before You Get the Keys

You found the house. You made an offer. And then you got the call you’ve been waiting for:

The seller accepted it!

It’s an exciting moment, but it’s also when many buyers start wondering, What happens now?

Understanding what happens after your offer is accepted can make the time between an accepted offer and closing day feel much less overwhelming.

Although every real estate transaction is different, here are seven things you can generally expect along the way.

1. Your Contract Sets the Timeline

Once you have an accepted offer, your real estate contract becomes the roadmap for the transaction.

It outlines important dates, deadlines, contingencies and responsibilities for both the buyer and seller.

2. Earnest Money Is Typically Delivered

Depending on the terms of your contract, earnest money may be due shortly after the offer is accepted.

3. It’s Time for the Home Inspection

Next, buyers commonly arrange a professional home inspection if their contract provides for one.

An inspector evaluates many of the home’s visible and accessible components and provides a report about the property’s condition.

It’s important to remember that an inspection isn’t about finding a “perfect” house. Instead, it helps you better understand the home you’re purchasing.

The appraisal provides the lender with an independent opinion of the property’s value. This is different from your home inspection—the inspection focuses primarily on the home’s condition, while the appraisal relates to value for lending purposes.

6. You’ll Prepare for Closing

As closing gets closer, several pieces begin coming together.
